Woodland Hills, where the
Valley is growing

Warner Center is becoming the West Valley’s downtown, while the hillside neighborhoods around it stay green and spread out.

The neighborhood

What Woodland Hills is like

Woodland Hills sits at the Valley’s western edge, where the Santa Monica Mountains meet the Simi Hills. Its center of gravity is Warner Center, a planned business and retail district that the City has zoned for substantial new housing and mixed use.

Around it are very different residential pockets: hillside streets south of Ventura with canyon views and larger lots, and flatter ranch-home neighborhoods to the north and west. The housing ranges from mid-century tract homes to custom hillside builds and new apartments near Warner Center.

Planner’s notes

What’s shaping Woodland Hills

  • Warner Center 2035. The Warner Center 2035 Specific Plan allows dense mixed-use development in the district, so expect continued construction and new amenities nearby.
  • Hillside & fire. Many hillside streets are in high fire-hazard zones. That affects insurance, brush clearance and building requirements.

Project timelines change. I separate approved projects from proposals and verify status against city and Metro sources before advising on a deal.
