Hollywood Hills:
views, slopes & rules
Some of LA’s most dramatic home sites, where slope, access and hillside rules decide what’s possible.

I’m Matt Bissell
I live and work in the Valley and track Hollywood Hills pocket by pocket. My planning background means I look at zoning, lot potential and where the neighborhood is headed — and I stay with you from the first tour through closing.
What’s on the market, and what just sold
Listings shown through the CRMLS public search. Information deemed reliable but not guaranteed. “ADU” and lot-size filters reflect listing data only, not legal status or what can be built.

How Hollywood Hills is zoned
The rules behind the streetscape. Tap any area to see its zone. Yellow is single-family, orange and brown are apartments and condos, red is commercial, green is open space.
Zoning from the City of Los Angeles (data.lacity.org), shown for the approximate Hollywood Hills area. Zones can include overlays and conditions (Q, T, D, HPOZ, specific plans) that this map doesn’t show. Always confirm a specific parcel in ZIMAS.
What Hollywood Hills is like
The Hollywood Hills cover the hillside neighborhoods above Hollywood and the Sunset Strip, from Laurel and Nichols Canyons to Beachwood Canyon and the Hollywood Reservoir. Homes range from 1920s cottages to modern glass houses cantilevered over the view.
The setting brings real constraints: narrow streets, steep lots, retaining walls and fire risk. The same lot can be a bargain or a project depending on access, slope and what’s already been permitted.
Know the micro-market

What’s shaping Hollywood Hills
- Hillside ordinance & Mulholland. The Baseline Hillside Ordinance limits size and grading, and properties near Mulholland can fall under the Mulholland Scenic Parkway Specific Plan.
- Fire, access & permits. Very High Fire Hazard zones, street width and past permits matter here. Check the permit history before you buy.
Project timelines change. I separate approved projects from proposals and verify status against city and Metro sources before advising on a deal.
