Venice & Marina del Rey:
the coastal mix
Venice is the City of LA; Marina del Rey is unincorporated county land with leasehold ownership. Very different rules, side by side.

What Venice & Marina del Rey is like
Venice is a coastal neighborhood of the City of Los Angeles known for its canals, walk streets, the boardwalk and Abbot Kinney Boulevard. Lots are often small, and the housing mix runs from beach cottages to modern rebuilds and duplexes.
Marina del Rey, next door, is an unincorporated area run by Los Angeles County. Much of the land is county-owned and leased to developers, so many condos and apartments there are leasehold properties, which affects financing, fees and long-term value.

What’s shaping Venice & Marina del Rey
- Coastal zone. Most of Venice is in the Coastal Zone, with the Venice Coastal specific plan and coastal permits shaping what can be built.
- Leasehold in the Marina. In Marina del Rey, check the ground lease term and fees before buying. They change how a property is valued and financed.
Project timelines change. I separate approved projects from proposals and verify status against city and Metro sources before advising on a deal.
