The Valley’s
value play
Accessible entry prices, strong rental demand and a light-rail line under construction. Van Nuys rewards buyers who do the homework.

I’m Matt Bissell
I live and work in the Valley and track Van Nuys pocket by pocket. My planning background means I look at zoning, lot potential and where the neighborhood is headed — and I stay with you from the first tour through closing.
What Van Nuys is like
Van Nuys is the Valley’s civic center — the government complex on Van Nuys Boulevard, the courthouse and the Van Nuys Airport all live here. Its housing stock is broad: postwar single-family homes, duplexes and fourplexes, and larger apartment buildings along the main corridors.
Near Lake Balboa and the Sherman Oaks border, owner-occupants dominate; along the boulevards, it’s investor territory. That range is why both first-time buyers and small-multifamily investors look here.
Know the micro-market
Lake Balboa-adjacent
Near the park and lake. More owner-occupants and steady appreciation.
Sherman Oaks-adjacent
Southern Van Nuys benefiting from the Sherman Oaks halo.
Van Nuys Blvd corridor
Rail-adjacent, mixed-use zoning. Multifamily and commercial plays.
Sepulveda / Victory
Diverse stock from SFRs to small apartments with strong rental demand.
Ranges are illustrative, based on general recent activity — not an appraisal. Ask for current comps.
What’s shaping Van Nuys
- East San Fernando Valley light rail. Metro is building a light-rail line along Van Nuys Boulevard toward Sylmar/San Fernando. Station areas are where change will concentrate first.
- Corridor zoning. Commercial and multifamily zoning along Van Nuys and Sepulveda Blvds creates small-apartment and mixed-use plays — subject to tenant protections and replacement rules.
- Airport effects. Proximity to Van Nuys Airport means jobs and noise; flight paths matter at the block level.
Project timelines change. I separate approved projects from proposals and verify status against city and Metro sources before advising on a deal.
