Brentwood: village core,
estate streets
From the San Vicente median to Brentwood Village, a Westside neighborhood with very different housing on each side of Sunset.

I’m Matt Bissell
I live and work in the Valley and track Brentwood pocket by pocket. My planning background means I look at zoning, lot potential and where the neighborhood is headed — and I stay with you from the first tour through closing.

How Brentwood is zoned
The rules behind the streetscape. Tap any area to see its zone. Yellow is single-family, orange and brown are apartments and condos, red is commercial, green is open space.
Zoning from the City of Los Angeles (data.lacity.org), shown for the approximate Brentwood area. Zones can include overlays and conditions (Q, T, D, HPOZ, specific plans) that this map doesn’t show. Always confirm a specific parcel in ZIMAS.
What Brentwood is like
Brentwood stretches from the Santa Monica Mountains down to Wilshire. North of Sunset are larger single-family lots and canyon streets; south of Sunset, the coral-tree median of San Vicente Boulevard and blocks of condos and apartments create a more urban feel.
Brentwood Village, a small shopping district off Barrington, and the San Vicente corridor anchor daily life. The neighborhood also has hillside areas with fire-zone and hillside-ordinance considerations.

What’s shaping Brentwood
- North vs. south of Sunset. North of Sunset is mostly single-family zoning with hillside rules. South of Sunset has much more multifamily zoning, which changes what’s for sale and what can be built.
- Fire recovery. The January 2025 fires affected the wider area. Rebuilding rules and insurance are part of due diligence in the hills.
Project timelines change. I separate approved projects from proposals and verify status against city and Metro sources before advising on a deal.
