I’m Matt Bissell

I live and work in the Valley and track Granada Hills pocket by pocket. My planning background means I look at zoning, lot potential and where the neighborhood is headed — and I stay with you from the first tour through closing.

How Granada Hills is zoned

The rules behind the streetscape. Tap any area to see its zone. Yellow is single-family, orange and brown are apartments and condos, red is commercial, green is open space.

Loading the City’s zoning map…

Zoning from the City of Los Angeles (data.lacity.org), shown for the approximate Granada Hills area. Zones can include overlays and conditions (Q, T, D, HPOZ, specific plans) that this map doesn’t show. Always confirm a specific parcel in ZIMAS.

The neighborhood

What Granada Hills is like

Granada Hills is a North Valley community known for space. Much of it was subdivided after World War II into ranch homes on large lots, with the Santa Susana and San Gabriel foothills as a backdrop.

Architecture fans know Balboa Highlands, a tract of Joseph Eichler homes in the northern hills. Elsewhere, Old Granada Hills and the Knollwood area mix classic ranch homes with newer remodels and rebuilds.

Planner’s notes

What’s shaping Granada Hills

  • Lot size is the story. Many lots are large enough to make ADUs, pools and additions realistic. Confirm zoning, setbacks and slope for the specific parcel.
  • Mid-century character. Eichler and ranch tracts have strong design identities. Some areas have design guidance; check before planning exterior changes.

Project timelines change. I separate approved projects from proposals and verify status against city and Metro sources before advising on a deal.
