What’s your home competing with?
Explore recent nearby sales and what’s for sale right now. These are candidates for comparison, a starting point, not a valuation of your home.
Your ZIP and filters only set up the public MLS search below. Nothing is saved or sent. A ZIP code isn’t a neighborhood: one ZIP can hold hillside and flat streets, condos and estates, so treat these as a first look.
Just sold = closed sales from the last 90 days. For sale = your competition today; these are asking prices, not what homes sold for.
Only the last 90 days of sales are shown, the most the public MLS search allows. Recent is what matters: a sale from the 2021 low-rate boom tells you little about today. When I prepare a full analysis, I usually look back about 6 months and widen or tighten the area by street, not just ZIP.
If you see few results, that doesn’t mean there are no comparable homes. A full comparative market analysis may look at a longer period, a wider area or specific streets.
Listings shown through the CRMLS public search. Information deemed reliable but not guaranteed. “ADU” and lot-size filters reflect listing data only, not legal status or what can be built.
A nearby sale isn’t automatically a comparable.
A remodeled hillside home, an original ranch and a brand-new build can sit on the same street and sell for very different prices. Appraisers and agents adjust for:
- Size and layout. Living area, beds and baths, and how the floor plan works.
- Lot. Size, shape, slope, usable yard, view. A big flat lot can be worth more than the house on it.
- Condition. Original, updated or fully remodeled. Often the single biggest difference.
- Location within the area. Which side of a boulevard, the block, traffic, hillside vs. flats.
- Age and style. A 1950s ranch and a 2024 new build are different buyers.
- Timing. A sale from four months ago may not reflect today’s rates and demand.
- Features. Pool, ADU, garage, permits on record.
